Monday, May 12, 2014 - Looking Past The Decor: How To Inspect The Important Elements Of A Home

Many homebuyers are captivated by the cosmetic features of a home.  It's easy to be drawn to the kitchen cupboards, countertops or a well-kept hardwood floor.  Although the cosmetic features of a home are important, there are other some factors that you should keep in mind.  When showing a home to prospective buyers, I like to point out things that I notice that may add value to the home, or may cost them money down the road.  Although this doesn't compare with a professional home inspection, it helps the buyers to ask the right questions, and be prepared for any issues that they may want to bring up with an inspector.

 

On the exterior of the home, pay attention to the roof.  Curled shingles are an indication that the roof may require some attention.  It is important to walk around the home so you can see all sides of the structure.  Keep an eye out for cracks in the foundation or areas where it appears that water may be pooling near the house.  Pay attention to the condition of the windows and doors.  Older windows are costly to replace and they may decrease the energy efficiency of the home.  If the home has a deck, make sure the boards are secure and stable.

 

On the inside of the home, pay attention to the electrical, heating and cooling systems.  If they appear old, they are likely to require maintenance or replacement.  The plumbing in a home is difficult to see, but you can test the water pressure by turning on the taps.  Look for any visible evidence for water damage below bathrooms and in the basement of the home.  You can usually detect drainage or foundation issues if a basement smells damp. 

 

I generally recommend that my buyer's order a home inspection.  This is the best way to get a professional opinion on all of the visible elements of the home.  It's important to keep in mind that there is no such thing as a "perfect home", particularly in the re-sale market.  A home inspection just helps you to be aware of the structure that you are buying, and helps you to foresee any future repairs or renovations.
